Paul and Tom have been real estate investors for years. More recently, we both became interested in multi-family housing or apartment buildings. In early 2011 we both found ourselves in course work focused on this investing area taught by Anthony Chara while benefiting from life-coaching by William Sumner, both of Colorado. Part of the course work required that we form teams and research investing opportunities; then the course work turned to real work and many of the teams dissolved.
In early fall of 2011, Paul decided to look for opportunities on his own. Unbeknownst to Paul, Tom did the same thing. In October, Paul had come across an apartment that had come on the market again after being off for several months. He invited several people to work with him. Tom responded and they worked on that project together. The project didn’t pan out that year, but we sparked a friendship and a realization that we could do much, much, more working together than individually. That continues today.
In these several years we have considered many potential apartment investment opportunities in the Greater Dayton Ohio area and explored a large number in some significant depth. We have built relationships with many professionals; accountants, lawyers, lenders, bankers, real estate agents and brokers, property managers, apartment owners and many investors and those interested in real estate investing. Our pipeline of opportunities continues to grow and we continue to become more organized, efficient and effective in finding and analyzing multi-family real estate opportunities.
In mid-May 2012, we formed a partnership, Haka LLC. We both see apartment investing as serious and important even though we have loads of fun doing this. We hope to share some of our stories and adventures with you if you are inclined to hear or read about them.
… and that first apartment building we chased in the fall of 2011, well, we bought it! It took almost two years of persistence and patience. That is our approach to success … thoroughness, persistence and patience.
